Weber County Home Prices Keep Dropping - Utah Real Estate Update and Market Condition Watch

Prices for Ogden Utah Real Estate keep going down. The average list price dropped more than $4,000 over the last month from $217,915 to $213,767. The median list price dropped by almost $3,000 and is now down to $156,950. Just two and a half years ago the median list price of Weber County Homes was 30% higher than it is now.

 Weber County Home Prices Keep Dropping

While list prices continue to plummet, average sales prices of Weber Real Estate have actually risen over the last few months. In December, the average sales price was $176,549. This is up 3.67% from the average sales price in November, and up by more than 5% from the average price a year ago. This is largely result of high numbers of high end homes that have sold, bringing the averages up; real estate values in Weber County aren’t actually rising. The December median sales price of $148,925 was down from last month, and almost even with December sales of 2009.

December home sales were on par with November, but were down 6.74% annually from sales in December of 2009.

January home sales are expected to be down from December, but up compared with January of 2010. There are currently 220 residential homes on the MLS that are under contract.

The positive news for Weber County Real Estate is that it looks like January will be off to a better start than January sales last year. The bad news is that there is still almost a month worth of inventory, and the trend of falling home prices will likely continue.
