This is really cool. It gives potential home buyers or curious neighbors the ability to know the details of Utah Homes for Sale when there is no flyer box and when they don't want to call the phone number of the high pressure listing agent.

If these charts are correct, the foreclosure crisis in Utah is only going to get worse. Right now Utah is among the better states, with just 24% of the home sales "short sales" and distressed properties.

But, as we look in the future, there is a ton of shadow inventory. Tons of backed up future foreclosures. Only New Mexico Real Estate and New York are expected to take more time for recovery.

Logan Utah Real Estate Market Conditions: Short Sales Rising as Home Prices Declining

The number of short sale homes in Logan Utah continues to rise as home prices decline. Nationwide, the average median home sales price is now at 2002 levels, it's not that low in Logan, but over the last three months the median sales price of $156,250 is the lowest Cache County has seen since 2007. The current average list prices are the lowest they've been in even longer.


Cache County currently has 64 short sale listings in Cache Valley, or 8.82% of the 726 Logan MLS listings.


This data isn't all of it, but looking back at the average Cache County home list price of nearly $270,000, just two years ago was staggering... The average sales price is more than $100,000 less than that. The fact that current list prices are still as high as they are is a good sign that prices will continue dropping for Cache Valley Real Estate. The number of short sale homes will likely keep rising as well.

Why Can't You Sell Your Home All By Yourself?

One major reason why homeowners choose to sell their properties all by themselves even if it means additional work is because they want to save money in real estate fees. Sales commissions typically average from 7% of the sale price of the home so by selling a property privately a homeowner can actually save thousands of dollars. And not only that, a homeowner will have total control in showing the house as well as in contract negotiations. As oppose to listing their homes with a real estate agent, a homeowner handles the sale of his/her property and this process is commonly called FSBO, an acronym that stands for For Sale By Owner.

FSBO properties have several advantages, but agents and Realtors testify that the disadvantages related to FSBO far outweigh the advantages. Figures in surveys suggest that only 6-7% of properties are sold through FSBO. If you can save thousands of dollars from FSBO, then why can't you sell your house all by yourself?

1. You are not as informed and updated as the real estate agents are. Take note that provisions regarding home selling change from time to time.

2. Competition in the real estate market is tough, how much more if you are competing against real estate agents. Chances are, you might end up losing because you have limited knowledge on how to market and price your home well without lowering price too much.

3.There are tons of preparation involved in selling your property like doing some repairs, staging your home, promoting it and so on. Can you do everything alone?

4. Speaking of marketing, you have limited contacts unlike real estate agents. Remember that for you to have more chances of getting a lot of good offers; you have to have a lot of access where you can use it to reach a lot of people.

5. There are chances that you are going to price your home too high because you think it should be valued more. The reason? You are emotionally attached to your home and nn some cases, you might get hurt if potential buyers offer less than your price.

Logan Utah Real Estate Market Conditions: Prices Down, Sales Down for Cache County Real Estate

Cache County home sales during February weren't exactly great. I thought we were going to see an improvement in home sales during February, but it wasn't the case. Home sales were down 19% compared with February of last year and 8.7% compared with January.

Real estate inventory did see an increase since my last post, but it is still substantially down compared with February of last year. Right now Cache County has 711 MLS homes for sale. This is down by 5.5% compared with last month, and is even less than real estate inventory in March of 2009. Last years inventory may have been artificially high though as many sellers listed their homes early in homes of finding a buyer who was looking to take advantage of the home buyer tax credit. At February's sales pace, the 711 homes for sale gives Cache County 16.9 months of active inventory.

The good news for Logan UT Real Estate is that home sales look like they will improve this month. There are currently 102 home listings under contract. At this time last month, there were only 71 under contract properties. This is the highest monthly total since November.

The fact that real estate inventory is less than it has been during March in each of the last two years is a very good sign that the Logan Real Estate market will recover. It also looks like home sales will pick up, and might even be at last years March sales level, even without the tax credit. Home prices will still go down for a while, but I still think that home sales will be improved this year.
